Starz Residences is the opportunity to own multi-million residences at resort destinations in the Dominican Republic for a fraction of the cost. Starz combines the ambiance, services and convenience of a five-star luxury resort with the privacy and comfort of a well appointed second home. Starz offers each owner a deeded interest in a multi-million dollar home in their favorite resort destination along with flexible and generous use of any home within the Starz luxury home portfolio (the "Club") or through an exchange network partner. Starz is the Dominican Republic's first multi location Private Residence Club. Since Starz was designed with this idea in mind, Starz offers its owners the most generous and flexible usage plan in the market today.
How is owning a STARZ fractional interest a better alternative than owning a second home outright?Instead of spending a large sum of money on a single vacation home that may be used only a few weeks a year, STARZ offers generous access to multi-million residences at resort destinations around the world for a fraction of the cost. Why pay 100% for an asset that is typically used only 10% of the time? STARZ Resorts provides for deeded ownership and use of a luxury vacation home with five-star amenities and services while significantly reducing the financial burden of that ownership through shared ownership. Furthermore, each owner of STARZ Resorts has flexible and generous use of any home within the STARZ luxury home portfolio. All of this is available without the hassles, upkeep, or expenses associated with second home ownership.
What are the advantages of owning a STARZ residence?Fractional ownership is sometimes referred to as a "fractional". Each person or entity that buys a fractional in a STARZ residence is granted a membership in STARZ Resorts. As such, each member has generous and flexible use of any home within the STARZ luxury home portfolio.
Why is being a member of a STARZ resorts a better alternative than being a member of a destination club?Deeded ownership. Non equity destination clubs do not provide real estate ownership but provide their members with use of their portfolio and some pre determined payback on the member's deposit. This makes the redemption of each member's deposit dependent on the financial stability of the developer and the success of the underlying business model. Given the recent turmoil in the destination club business, this can be a very risky proposition. Equity destination clubs may provide for greater security but still lack the transparency of deeded ownership.
With STARZ, we provide each owner with deeded real estate ownership, which is the safest, simplest and most transparent option in the market today. Each fractional owner can sell, will or transfer their fractional just like they would any other piece of real estate. With STARZ, it's really that simple.
Are there other advantages to STARZ Membership?STARZ provides for more convenience, services and amenities than are provided for by an equally appointed second home; removes the hassles and worries typically associated with second home ownership; and significantly reduces the financial burden through shared ownership.
Is STARZ Resorts a timeshare?No. Timeshare is typically the right to use a specific week and limited to lodging in a specific unit. Being a member in STARZ is more akin to being a member at a private golf country club. Members have access to all the residences within the Club, with the right to use anytime, subject to the Membership Documents.
Are there other Residence Clubs at prestigious resort locations?Yes. Residence Clubs are the fastest-growing segment of the luxury vacation home industry. Affluent buyers at premier destinations such as St.Barth, London, Tuscany, Aspen, mid-town Manhattan, Deer Valley, Scottsdale, Napa and Rancho Santa Fe have enthusiastically embraced the ownership concept offered by Residence Clubs.
How is Ownership in a STARZ residence evidenced?Title is evidenced by a real estate deed, which is recorded and guaranteed by a title insurance policy. Each STARZ owner is conveyed a ¼; 1/8; or 1/6 clear title, undivided deeded interest in a multi-million dollar home of their choice.
Can I resale my Ownership Interest?Yes. Like any other form of real estate, a STARZ Owner's undivided deeded interest, subject to the Club Documents, can be sold, willed or transferred by the owner through the Club Sales Office or through their local real estate broker.
Is Financing Available for Fractionals?Yes, financing is available and is more akin to financing a second home - though more than half of all fractional buyers pay cash. Rates are comparable or slightly higher than a traditional mortgage. Fractional deeded ownership can be executed by a tenancy-in-common ("TIC") that provides for co-ownership and is evidenced by an undivided interest in the property. The TIC structure facilitates fractional loans, which enables each co-owner to have their own mortgage facility, substantially decreasing the risk of co-ownership. In the event of default by a co-owner, the lender can only foreclose on that individual borrower's undivided interest. The undivided interest of the other owners remains secure and protected.
As a Member, how often can I stay at STARZ Resorts?As often as you wish, subject to the Reservation Policies and Procedures. Each member has priority access to his or her Home residence (the residence where their fractional is held). Each member may reserve up to 14 days of summer priority and planned vacations and up 14 days of winter priority and planned vacations. After all the priority and planned vacation times are reserved, members may reserve additional lodging on a space available and short notice basis. There is no limit to the amount of use.
Can a corporation, partnership, trust or more than one family or individual share a Membership?Yes. Companies or more than one family or individual may buy a fractional in a STARZ home and be afforded the privileges that come with being a member of STARZ Resorts. It will be up to joint owners to designate one individual who will have the authority to communicate with the Club on any Club related matters including all of the rights, privileges and responsibilities of STARZ membership.
Which family members have Club Membership Privileges?Spouses have full Club Membership privileges as well as dependent children under the age 24.
Do Members have guest privileges?Yes. Members may invite guests to accompany them while visiting any STARZ residence. Guests staying with an owner at the same residence are not charged for use. Members may also invite unaccompanied guests to use their confirmed priority or planned vacation reservations without a guest fee. Guests receive the same privileges and services as do the members when using any home within the Club.
Will the Members always stay in the same Club residence?No. Not including each member's Home residence, members have equal access to all the Club residences. Each STARZ residence is similarly furnished, decorated and accessorized.
How do Members reserve vacations?The reservation policies allow members to reserve vacations well in advance while accommodating last minute getaways. Members reserve their summer priority and planned vacations in late winter and the winter priority and planned vacations in the late summer.
In those limited situations when demand for club residences exceeds availability, how are reservation requests confirmed?STARZ 's reservations system has been designed to allocate reservations equitably when the demand for Club residences exceeds supply. During any excess demand periods, a rotating priority system ensures that all members, over an extended period of time, have equal access to high-demand periods.
May Members reserve more than one STARZ residence at the same time?Yes. Since each member is part of a growing collection of luxury resort residences, members can reserve more than one STARZ residence at any given time or extend each visit to 14 days at a time.
Can Members rent their Priority Vacations and/or Planned Vacations?Subject to STARZ 's Membership Documents, members may rent their unused vacation periods through Luxury Rentals . Sixty percent of net revenues collected from rented vacation periods will be paid to the respective member who elected to make their unused vacation periods available for rent. Luxury Rentals will receive the remaining forty percent of net rental revenues.
Are there any mandatory daily fees for Members or guests when visiting a STARZ residence?The only mandatory daily fees are the housekeeping charges.
What is provided with the Annual Owners Fees?
In order to provide and maintain the Club residences in superior condition and to operate and maintain the Club's five-star amenities and services, each member has the obligation to pay a share of the costs and expenses associated with these operations and maintenance. The annual dues for each owner pertain only to their Home residence. These fees are significantly lower and are more comprehensive than those of a wholly owned vacation home. Included in the annual dues are funds for property taxes, administrative salaries allocable to their Home residence, supplies, maintenance, insurance, utilities, transportation services, Internet, trash removal, legal and accounting services, telephone services, window washing, landscaping and a generous reserve for replacement and refurbishing of Club facilities.
Is storage available for the members?To minimize the hassles of travel, members may store their personal items in a climate-controlled space while not on property. Upon arrival, those personal items are placed in the Club residence and returned to storage upon their departure.
Who controls the affairs of the STARZ Residences?STARZ Worldwide Inc., will manage STARZ Residences. Upon the sale of two-thirds of memberships or as otherwise determined by STARZ Worldwide Inc., the co owners have the right to elect a member to the Board of Directors that will control the affairs of STARZ Residences including the establishment of the Club's annual operating budget.
